Minden Courthouse Dome Preservation: Save Christmas City

The Kearney County Courthouse dome—an iconic architectural landmark in Minden and a central symbol of the community’s century-long “Christmas City” tradition—is in urgent need of preservation. Designed by renowned architect George A. Berlinghof in the early 1900s, the courthouse dome represents a rare example of early steel-frame construction. However, long-term structural issues related to steel movement, condensation, and rust now threaten the stability of the tower.

To determine whether the community supports moving forward with a full preservation project, the Kearney County Assessor, in partnership with the Minden Chamber of Commerce, is collecting resident feedback through an anonymous public poll. If residents endorse the project, the County plans to launch a broader fundraising effort leveraging local, state, and national funding opportunities.

This case study outlines the historical context, structural challenges, community engagement approach, and the process used to gather public sentiment on the dome’s preservation.

Scope

Background and Structural Need

  • Architectural history of the dome and its relation to earlier Berlinghof courthouse designs in Denison, IA, and Seward County, NE

  • Known structural failures in earlier domes and how they informed (but did not fully resolve) the Kearney County design

  • Explanation of current issues affecting the Kearney dome, including:

    • Steel movement due to wind

    • Condensation causing significant ice formation

    • Long-term rust compromising structural integrity

Cultural and Community Importance

  • A 100-year tradition of courthouse and courtyard lighting

  • Minden’s designation as “Christmas City” dating back to 1923

  • The courthouse dome as a symbol of local heritage and community identity

Planned Preservation Strategy

  • Partnership with Berggren Architects and structural engineering consultants

  • Development of an internal scaffolding system to safely support the steel skin during restoration

  • Collaboration with Allen Architectural Metals, known for work on the U.S. Capitol Dome

METHODOLOGY

Information Dissemination

To ensure residents could give informed feedback, the County Assessor provided:

  • A video overview and technical explanation of the dome’s condition prepared by Berggren Architects

  • A detailed written summary of historical issues, current structural risk, and proposed solutions

  • A community-facing letter from the Kearney County Assessor outlining the urgency and significance of the project

Residents unfamiliar with the dome’s condition were encouraged to review the materials before completing the poll.

Survey Administration

  • A public poll was launched for Kearney County residents

  • Participation was open and voluntary, and responses were collected anonymously

  • Residents were asked to indicate their level of support for preserving the dome and saving the tower

  • Survey remained available throughout the County’s deliberation process

Data Collection and Aggregation

  • The poll captured both quantitative responses and open-text comments

  • Feedback was anonymized and tabulated for the County Assessor’s report to the Kearney County Board

  • Input was used to evaluate:
